Unscheduled maintenance is carried out when the customer receives two or more requests for the same type of ROM repair within 1 month. Before accepting the ROM for maintenance, the contractor must inspect the equipment for its technical condition and compliance with electrical and fire safety standards, SNiP requirements for implementation installation work with the preparation of the “Certificate of Acceptance of the ROM into Operation” (Appendix 4 to these Regulations). ROMs that do not meet safety requirements are not subject to operation and will not be accepted for maintenance.
The contractor is obliged to place information about the telephone number of the dispatch service at the entrance to residential buildings and, if necessary, update it. When visiting the site, the contractor’s representative must have with him an approved certificate and a work order, which reflects the volume and nature of the work he has performed, the timing of its start and completion.

To perform repairs, the contractor must create and maintain the necessary reserve of spare parts and ROM components. The contractor's lack of spare parts cannot be grounds for failure to meet repair deadlines, except in cases of official cessation of supplies of spare parts by the manufacturer. In the latter case, repairs are carried out under a separate agreement between the customer and the contractor. Delivery of ROM blocks and assemblies for their repair is carried out at the expense of the contractor. Door repairs are carried out by the customer, unless otherwise specified in the contract.
ROM repairs, scheduled and unscheduled maintenance are carried out by the contractor on account subscription fee in accordance with the price established by regulatory legal acts for the maintenance and repair of ROM equipment. The cost of spare parts and materials used in ROM repair is determined by the contractor in agreement with the customer and is paid separately.

The customer is responsible for the safety of the installed ROM equipment from the moment the installation work acceptance certificate is signed. The exception is subscriber units and wiring from them to the nearest switching center, responsibility for the safety of which lies with the owner of the property (responsible tenant).
The Contractor must notify the customer about the need to replace or modernize morally and physically obsolete individual components and mechanisms of the ROM, provide advice on correct operation equipment, for possible technical improvements.
After regulatory period ROM service, the contractor draws up a technical condition report and issues to the customer a conclusion on the need for complete or partial replacement equipment or about extending the service life of ROM.
